Easy access to the Princes treet end of Edinburgh.
Facilities were too basic and it was necessary to do a careful inventory on arrival. We were made to sign a strict damages excess on arrival that was not mentioned on booking. Our inventory found numerous points that could have cost us dearly if not noted. Steep spiral stairs to the bedroom were difficult for anyone unfit or with walking difficulties.

Dear Annandale Executive Suites, I am emailig to express our extreme disappointment following our stay last night (Friday 22nd July) at Flat 1, Annandale Street. A number of appliances within the appartment failed to meet a satisfactory standard. Firstly, the television did not recieve more than a couple of BBC channels. Reception was informed and although a member of maintenance came the matter remained unresolved. The television also had a backgorund buzzing noise for the few channels that did work. However, most irritating was the second issue of the fridge provided. It produced a very loud whirling sound all night long that lead to disturbed sleep for my partner and practically no sleep for myself. This combined with the fact we could not use the television to drown out the noise in the room means overall the stay was highly frustrating. Myself and my partner are working in Edinburgh over summer and stayed with you last week for two nights and thought the facilities were fantastic, however after our experience last night we are very reluctant to make a return booking for next week. I hope this email has brought issues to your attention that will be fixed to avoid disappointing future customers. I would gladly recieve your thoughts on the matter. The room is big and comfort, and facilities are sufficient. The staffs are nice and friendly, The location is also nice, 10-15 mins walking to many tourist spots. It is good value of money, I would highly recommend it.
The location is good but customer have to pick up the key before 8pm, this is the only inconvenience, otherwise everything is great!

Very central apartment. Large room. Comfortable beds. New electrical equipment from toaster to washing machine. Very clean & spacious.
Tried tuning tv in 5 times however there was not a strong enough signal for this to be done. Therefore very quiet in room on my own. There wasn't much cupboard space for clothes. I was in a family room which I thought would have been frustrating to live out of a case if staying for a longer period.

Having the space to myself and ensuite toilet and shower facilities. Bed was comfortable and clean, furnishings were solid and looked good.
The place felt as if the renovation work had been finished in a hurry. The paintwork work was poorly finsihed and looked as if it still required another coat of paint. The water running through the shower caused the pipes to squeal and groan, felt I couldn't subject my neighbours to such a din. The lock on the door to the room had been hit very hard at some point so was just hanging on and no more. The garden outside was still full of builders debris. I got it at cut price and was only staying one night so did not mind as it was convenient for my needs next day, but would have been very disappointed if I had paid full price for it.

Staff were extremely helpful.
Nothing in the booking to tell you that reception and your keys are a 15min walk away. Rooms need updating, if you like the look of a house clearance or a mess outside your house, then this is the place for you. Rooms are very expensive and we only stayed here as its all we could book. Definitely not value for money, and I wouldn't recommend.

Nice big spacious room. Nice tv. It was cheap.
It cost me almost 20 quid to get a taxi to it from within the city including stopping off to pick up the key in a different location. Although if you were around Princes or queen street it is walking distance I think to the key pick up.

Inexpensive and available at short notice. Good bed, slept well - don't often get that in hotels.
This should not be taken as a complaint because you pay for what you get and at £45 for that suite was good, then accept that all may not be perfect, but following would be things for you to address: - 1) Whilst there is a Yale lock on the front door, security snip is broken and therefore cannot lock from inside; 2) heater in living room does not appear to work. Only other thing to note is that whilst booking through Booked.net at around 8.15 pm, it was only became clear when printing up the booking that I had to check in by 8.00, so fortunate that your reception was still open.

Location was very good, 5-10 mins walk from Princess Street. Excellent value for money given location.
Couple of minor things to improve upon, the apartment could have done with a good clean and also the hall entrance could do with a lick of paint and new carpet.

Was a lovely apartment in a nice old Georgian building with high ceilings etc. Very close to the city centre..about 10 mins walk. With many nice restaurants close by too. All in all a lovely comfortable and clean place to stay close to amenities.
The only thing to complain about is that in order to get the keys for the apartment, we had to go to a different address which wasnt explained on our booking confirmation. So a lot of time was wasted going to the apartment only to have to go elsewhere to pic the keys up and then go back to the apartment all whilst carrying heavy bags. This was the only negative as everything else was great!

Taking into account reviews I had read prior to staying, I really wasn't expecting anything great. I was very apprehensive in fact. The girl in the check-in office was pleasant and chatty. The apartment itself was fine; ground floor, double bed and clean en suite. The tv didn't work but I didn't mind. The shower was powerful though didn't have enough hot water for two showers. I didn't use the poking facilities (hotplate, toaster and microwave) but I'm sure they would be useful for a longer stay. Some things were lacking such as towel rail or hooks: a simple detail but sorely missed. Check out is a little early at 10 a.m..
Too expensive for what you get. I only booked it as it was the only thing available. I certainly would leave the 'executive' part out of the name.

The location was pretty good. The staff was really helpful and accommodating. The shower was awesome!
It says that reception is open until 8pm, however that is not the case. They are open until 6pm! We found out the hard way... The sheets were too small for the bed so it kept coming off. The internet was not very good in Annandale. At first we couldn't find our room so we tried opening all the rooms with our key in case the number was a mistake, Our key worked on one of the rooms! We later realized that that was not our room and found our correct one - where the key also worked. A bit of a security issue.. If you book with Booked.net, reception said they have been having some problems with them. There was not even any record that we had booked, we had to do it again once we get here and were lucky that they still had some space.
